    MY BACKGROUND... Prior to getting my license as a Realtor, I worked as a Chief Regulatory Officer in the management and disposition of multi-million dollar real estate portfolios on behalf of US banks nationwide, Utah Lobbyist engaged in resort and land development, Olympic program and venue executive representing the Governor’s Office and Committee, and Honorary Consul in charge of three states (Utah/Idaho/Montana). I am also highly educated in business law and hold a degree as Executive Juris Doctor with honors.

    With my market knowledge and industry insights, I aim to facilitate your home search process effectively. I specialize in streamlining our search by identifying neighborhoods and properties that align with your preferences and budgetary constraints.


    We will meet for an initial consultation where we will evaluate your real estate needs and lifestyle goals.  Then, we will review, complete and sign the exclusive buyer broker agreement.  We will discuss financing options and help you find a reputable mortgage lender, help you in the process of receiving an approval letter, create a customized home search plan, and review applicable homes available on the MLS, at the brokerage, and any off-market listings. 

     

    Once homes are identified, I will coordinate showings and home tours, deliver unbiased feedback, review benefits and features of each property as well as its pitfalls, review homeowners association bylaws and discuss how such may impact your real estate and lifestyle goals.   


    Throughout our collaboration, we will discuss options for the strongest offer, organize offer documentation, expertly negotiate the purchase price always keeping your best interest in mind, guide you through the real estate purchase contract and the seller’s property condition disclosure document, walk you through the transfer process for earnest money, organize the inspections and appraisals.


    Rest assured, I will review all closing documentation, confirm you have reviewed all financial documentation with the lender and completed your "final walk-through" of the property, and finally coordinate the date of closing.

    With my market knowledge of homes sold in your area, the highlights of your neighborhood, and insights on how to present the unique qualities of your home, I aim to implement marketing strategies to attract the right buyers.


    We will meet for an initial consultation where we will review your selling timeline and home sale goals.  I will then prepare and present a custom listing presentation, prepare and review the comparative market analysis report so we can agree to a listing price and customize our marketing strategy to your comfort.

     

    Once the exclusive right to sell listing agreement has been signed, and the seller’s property condition disclosure document has been completed, we will collect mortgage loan information, receive and review transferable warranties, consult on best practices and processes for showings, home staging, and cosmetic fixes to increase your home’s appeal.


    Throughout our collaboration, I will review the appraisal process, discuss your property inclusions and exclusions, schedule photography and videography, list your home on the MLS, implement our custom marketing plan, coordinate open houses and home showings, and analyze its' showing activity to improve exposure.  I will organize and prepare all offers, review their merits or potential pitfalls, while expertly negotiating an offer keeping your best interest in mind.


    Rest assured, we will review the real estate purchase contract together, schedule the inspections, handle the appraisal process, review all closing documents and verification of title documentation, and finally coordinate the date of closing.
